11月26日下午,上(shang)(shang)海城投(tou)控股(gu)(gu)與上(shang)(shang)實(shi)控股(gu)(gu)合作(zuo)(zuo)簽(qian)約儀式(shi)在香港(gang)舉行(xing),雙方正式(shi)簽(qian)署《上(shang)(shang)海城投(tou)置地(di)(香港(gang))有限公(gong)司收購上(shang)(shang)實(shi)豐啟置業(BVI)有限公(gong)司的股(gu)(gu)份購買協(xie)議》,實(shi)現青浦E地(di)塊境外股(gu)(gu)權收購,并標(biao)志兩家上(shang)(shang)海大型國有企業將在房地(di)產(chan)領域開展一(yi)系列合作(zuo)(zuo)。
上實(shi)(shi)豐(feng)啟置(zhi)業(BVI)有限(xian)公(gong)(gong)(gong)司(si)(si)是上實(shi)(shi)城開(kai)控(kong)股有限(xian)公(gong)(gong)(gong)司(si)(si)的(de)(de)全資(zi)子(zi)公(gong)(gong)(gong)司(si)(si),對(dui)其(qi)進(jin)行股權收購將進(jin)一(yi)步推動置(zhi)地集團實(shi)(shi)現公(gong)(gong)(gong)司(si)(si)戰略規(gui)劃(hua)和可持續性(xing)發(fa)展(zhan)目標,有效加大公(gong)(gong)(gong)司(si)(si)土地資(zi)源儲備規(gui)模,獲取青浦朱家(jia)(jia)角E地塊(kuai)開(kai)發(fa)權。該地塊(kuai)北至淀(dian)山湖(hu)大道(dao),南至綠(lv)舟(zhou)路(lu),西至綠(lv)湖(hu)路(lu),東至復興路(lu),土地總面積(ji)434855平(ping)方米(mi),規(gui)劃(hua)用(yong)途為住宅(zhai)(zhai),容(rong)積(ji)率0.5。公(gong)(gong)(gong)司(si)(si)將憑商品住宅(zhai)(zhai)項目的(de)(de)開(kai)發(fa)經驗,不斷優化(hua)提升開(kai)發(fa)能力,積(ji)極利用(yong)朱家(jia)(jia)角區(qu)域(yu)優勢,打造市場(chang)高度認同(tong)的(de)(de)優秀產品,贏得市場(chang)差(cha)異化(hua)競(jing)爭。
此次股(gu)權收購是(shi)城(cheng)投公(gong)司優化創新商業模式(shi),實(shi)現土地增(zeng)量(liang)儲備的一次突破,同(tong)時有效(xiao)提升了公(gong)司資本運作能力和水平。在歷時5個月(yue)的談判過程中,城(cheng)投置地集團與上實(shi)控(kong)股(gu)方(fang)就股(gu)份收購價格(ge)、交(jiao)割(ge)(ge)日(ri)期和交(jiao)割(ge)(ge)方(fang)式(shi)等條款進行(xing)了反復(fu)磋商,最(zui)終形成合(he)理的收購方(fang)案。
